Paying Your Florida Property Tax Bill: Due Dates, Discounts and Installments

Florida tax bills go out around November 1 and are due by March 31. Paying early earns a discount of up to 4%, and an installment plan lets you spread payments across the year.
Early payment discounts
Discounts apply to the full bill paid during each month. On a $5,000 bill:

Taxes not paid by March 31 become delinquent on April 1. If a deadline falls on a weekend or holiday, it moves to the next business day.
Quarterly installment plan
You can pay in four installments if your estimated tax is more than $100. Apply with your county tax collector by April 30 for the coming tax year. Payments are due June 30, September 30, December 31 and March 31, and the earlier installments carry discounts. Once enrolled you stay in the plan automatically unless you opt out.
If you have a mortgage escrow
Most lenders pay from escrow in November to capture the 4% discount. Confirm on the tax collector's website that your bill shows as paid by early December. If you paid off a loan this year, the bill is now yours to pay.
What happens if you don't pay
- April 1: the bill becomes delinquent and interest and advertising costs are added.
- By June 1: the tax collector sells a tax certificate on the property. An investor pays your taxes and earns interest, bid down from a maximum of 18% a year.
- Two years after the certificate: the holder can apply for a tax deed, which can lead to a public auction of the property.
Pay the full amount, including interest, to redeem a certificate at any point before a tax deed is issued.
