The Florida property tax year
Florida runs on one calendar statewide. Missing a date usually costs you money that can't be recovered later.
- Jan 1 · Status date. Ownership, residency and the condition of your property on January 1 decide your exemptions and assessed value for the whole year.
- Mar 1 · Homestead filing deadline. Last day to file for the homestead exemption and most other exemptions with your county property appraiser.
- Apr 30 · Installment plan sign-up. Deadline to apply with the tax collector to pay in four quarterly installments.
- Mid-Aug · TRIM notice arrives. Your Notice of Proposed Property Taxes shows assessed value, exemptions and proposed millage from every taxing authority.
- 25 days later · Appeal window closes. Deadline to file a petition with the Value Adjustment Board if you disagree with your assessment.
- Nov 1 · Tax bills mailed. Pay in November for the maximum 4% early-payment discount.
- Mar 31 · Last day to pay. Taxes become delinquent on April 1 and interest and fees begin.
