How the estimate works

Florida splits every property tax bill into two parts, and the calculator treats them separately:

Under Amendment 3, the non-school exemption becomes $150,000 for 2027 and $250,000 from 2028 for people who already have a Florida homestead by the end of 2026. People who establish a homestead from 2027 on would receive $50,000 for their first four years and the larger exemption from the fifth year.

For second homes, rentals and commercial property, the calculator projects five years of market growth and compares the current 10% annual cap on assessed value with the 5% cap Amendment 3 would impose. The cap only applies to non-school taxes.

Common questions

How is Florida property tax calculated?

Taxable value multiplied by the millage rate, divided by 1,000. Taxable value is your assessed value minus exemptions. School taxes and non-school taxes use slightly different taxable values because the second $25,000 homestead exemption does not apply to school levies.

What assessed value should I enter?

Use the assessed value (sometimes labeled 'Save Our Homes value' or 'capped value') from your TRIM notice or your county property appraiser's website, not the market or just value. For a home you are buying, the assessed value resets to roughly market value the year after the sale.

Why might my real bill differ from the estimate?

The calculator uses the county's average effective rate across all cities and special districts. Homes inside a city with its own millage, or inside a special taxing district, pay more or less than the average. Non-ad valorem assessments such as solid waste or stormwater fees are not included.

Does Amendment 3 change school taxes?

No. The larger exemption applies only to non-school levies. School district taxes would still be charged on assessed value minus the existing $25,000 exemption.
