How Homestead Ledger is written, where the numbers come from, and how we check them before they reach you.

Who runs Homestead Ledger

Homestead Ledger is created and edited by Gustavo Montoya ("Tavo"), a marketing and data specialist. Florida has been part of his life since he was a child: his family grew up there. He built this site so Florida homeowners, buyers and voters can run their own property tax numbers with official data, in plain English.

Where our information comes from

  • County tax data comes from the Florida Department of Revenue's 2025 County Profiles. Our own scripts read the official PDF and rebuild the dataset the same way every time; see Data & methodology.
  • Rules, exemptions and deadlines come from primary sources: the Florida Statutes, the Florida Constitution, Florida Department of Revenue publications, and county property appraisers and tax collectors.
  • Each guide lists the official sources we used at the end of the page.

How we check the numbers

  • Every dollar figure on the site is calculated by the same code from official data, never typed by hand. The calculator in your browser uses that same code.
  • Automated checks run before every update: county totals must add up to the statewide totals published by the Department of Revenue, and the tax calculations are tested against reference cases.
  • Exemption amounts and caps are updated when the Department of Revenue publishes new figures.

How we use AI

We use AI tools to help draft and edit text and to write the code that builds the site. AI does not supply our numbers: figures come from official data processed by our code, and rules come from the sources listed on each page. AI-assisted drafts are reviewed and the sources checked before anything is published.

Independence and neutrality

Homestead Ledger is independent and is not affiliated with any government agency. We do not take positions on ballot measures: our coverage of Amendment 3 presents the arguments on both sides. The site is supported by advertising, and advertisers have no say in what we publish.

Corrections

If you find an error, email hello@floridahomesteadledger.com with the page and the correction. We fix confirmed errors promptly and update the date shown on the page.
